Milton Keynes based

Buckingham’s kitchens divide by the age of the house. The Georgian and Victorian town houses have small back kitchens that want opening into the next room; the interwar and postwar housing has galleys that want to become kitchen diners; and the new estates at Lace Hill and Moreton Road have decent kitchens in the wrong layout that want a refit and often an island. We do all three, twenty minutes from our base, and Buckingham is a town we have always covered.

What makes a kitchen job ours rather than a fitter’s is the building work around it: the wall out on a steel, the floor levelled, the plaster made flat, the electrics brought up to what a modern kitchen draws, and the plumbing run to the new layout. Then the kitchen goes in, supplied by us or by you, and the tiling, flooring and decoration finish it.

Typical works can include

Every project in Buckingham is different. Depending on the agreed scope, works may include:

  • Strip out and disposal of the old kitchen
  • Structural wall removal, RSJ installation and Building Control sign off, where required and where included within the agreed scope
  • Doorway blocking, window enlargement and new openings
  • Replastering, floor levelling and screeding
  • Electrical alterations and new circuits by a qualified electrician
  • Plumbing, waste runs and appliance connections

The full list, and how we run the job, is on the main kitchen fitting and renovations page.

Structure, services and a different council

The knock through that turns a kitchen into a kitchen diner is a load bearing wall on nearly every house in Buckingham, so it starts with the engineer and ends with an inspection by Buckinghamshire Council building control or an approved inspector before the steel is boxed in. On the older houses the padstones are sized for soft brick and the piers checked down to shallow footings. On the new estates the walls are sometimes stud, which we confirm rather than assume, because the first floor sometimes bears on walls that look like stud.

The electrics are the thing most often underestimated. An induction hob, a double oven, an island with sockets and proper lighting need new circuits from the consumer unit, and on an older house the consumer unit itself. Our electrician does it at first fix, before the plaster, so nothing is chased in afterwards. Internal kitchen work needs no planning application; the structural work needs Building Regulations approval. General local guidance, confirmed for the particular property.

Really helpful, efficient and accommodating. Would recommend if you need anything doing.

Questions from Buckingham

Do you fit kitchens in Buckingham or only in Milton Keynes?

Both. Buckingham is twenty minutes away and a kitchen renovation is several weeks on site, so the distance is not a factor. We fit kitchens supplied by us or by you, and we do the structural work, plastering, electrics, plumbing and flooring around them as one job.

How long does a full kitchen renovation take?

One to two weeks for a straightforward installation into a prepared room; three to five weeks for a renovation with a knock through, replastering, new electrics and flooring. Stone or quartz worktops add a week or so in the middle after templating. The programme is set out in the quotation and we keep you told where we are against it.

Do you supply kitchens and bathrooms, or can I buy my own?

Either. Plenty of our customers buy their own kitchen from Howdens, Wren, Magnet or an independent maker and we fit it. Send us the plan before you order and we will tell you whether it works in the space.

We can also source it if you would rather one company was responsible for the whole thing. We will talk you through which route tends to work out better for your particular project.

How long does a kitchen renovation take?

A straightforward kitchen installation into a room that is ready for it is usually one to two weeks. A kitchen renovation with a wall coming out, replastering, new electrics and new flooring is more often three to five weeks from strip out to handover.

The thing that stretches it is the worktop. Stone and quartz are templated once the units are in and take a week or so to come back, so there is a pause in the middle. We plan the decorating and the flooring around it rather than leaving the room empty.
