Kitchen Renovations in Stony Stratford

Kitchens at the back of long Georgian plots, brought forward, opened up and fitted to rooms that were never square.

The houses on and around Stony Stratford High Street have their kitchens at the back, in the last of a chain of rooms added over three centuries, and a kitchen renovation there usually starts by asking whether the kitchen should be there at all. Often the answer is to open two or three of the back rooms into one, with the structure designed by the engineer and the party wall considered, and to put the kitchen where the light is.

That is building work first and kitchen fitting second, which is why it suits us. On the estates beyond the conservation area the job is simpler: a seventies galley opened into the dining room, new electrics, replastering and a kitchen fitted properly. We supply or fit only, and Stony Stratford is a short run from our base.

Old rooms, access and the conservation area

Nothing in a Stony Stratford period kitchen is straight, so the preparation is where the finish is decided: blown plaster off and a breathable finish back on, the floor levelled or the fall understood and dealt with, the waste and water run to the new layout rather than the old one, and the units scribed to walls that were laid by hand in the eighteenth century. Low ceilings and odd window positions often rule out wall units and point at a run of base units and open shelving instead, which usually suits the house better anyway.

Access is the practical constraint on the High Street, with the old kitchen out and the new one in through the house or a passage, and skips on the street under permit. Internal kitchen work on an unlisted house needs no planning application even in the conservation area; the structural openings need Building Regulations approval; and on a listed house internal alterations can need listed building consent. Local pattern rather than a promise for your house; the first visit is where we check it.

Questions from Stony Stratford

Can you get a kitchen into a High Street house with no side access?

Yes, and it is normal in Stony Stratford. The old kitchen goes out and the new one comes in through the house or a shared passage, with floors and doorways protected, and the skip sits on the street under a council permit. We price on that basis from the start rather than adding it later.

Should the kitchen stay at the back of the house?

Not always. In a lot of the older houses the back rooms are the darkest and the coldest, and opening them together or moving the kitchen into a better room changes the whole house. We will give you an honest view on the first visit, including the structural work it would involve and what that means for the budget.

Do you supply kitchens and bathrooms, or can I buy my own?

Either. Plenty of our customers buy their own kitchen from Howdens, Wren, Magnet or an independent maker and we fit it. Send us the plan before you order and we will tell you whether it works in the space.

We can also source it if you would rather one company was responsible for the whole thing. We will talk you through which route tends to work out better for your particular project.

How long does a kitchen renovation take?

A straightforward kitchen installation into a room that is ready for it is usually one to two weeks. A kitchen renovation with a wall coming out, replastering, new electrics and new flooring is more often three to five weeks from strip out to handover.

The thing that stretches it is the worktop. Stone and quartz are templated once the units are in and take a week or so to come back, so there is a pause in the middle. We plan the decorating and the flooring around it rather than leaving the room empty.
