Painting and Decorating in Milton Keynes

Painting, decorating and spray finishing across Milton Keynes, either as the end of a renovation or as a job in its own right.

Decorating is the last trade on every job we do, so we have strong views on it. The finish people notice is the last coat. The finish that lasts is the preparation underneath it: filling, sanding, caulking, mist coating new plaster, and priming bare wood. Skip those and the best paint in the world peels or flashes within a year.

Typical works can include

Every project is different. Depending on the agreed scope, works may include:

  • Filling, sanding, caulking and full preparation
  • Mist coating new plaster
  • Walls and ceilings in trade emulsion, brushed, rolled or sprayed
  • Woodwork, doors, skirting, architraves and staircases
  • Airless spray finishing of ceilings, walls and new plaster
  • Spray painting of kitchen doors, wardrobe fronts and panelling
  • Exterior painting of woodwork, render and masonry
  • Wallpaper hanging and feature walls
  • Radiators, pipework and metalwork
  • Full house redecoration between tenants or after a move

Elements such as decoration, flooring, structural engineer fees, Building Control fees and any professional or design costs are dealt with according to the individual project, and are included only where the quotation says so.

Full house decoration

Most of the decorating we do finishes a renovation, an extension or a new kitchen, because it makes no sense to hand over a room and leave the walls bare. But we also take on whole house redecoration for people who have just moved in, or landlords turning a property round between tenants. Walls, ceilings, woodwork, doors, staircases and radiators, in the order that keeps dust off wet paint.

We use trade paints, and we will tell you which. Durable matt on walls where there are children or dogs, a proper eggshell or satin on woodwork rather than the quick drying stuff that chips, and the right primer on anything that has never been painted before.

Spray painting

On an empty house or a fully stripped room, airless spraying is quicker and gives a flatter finish than a roller, particularly on ceilings and new plaster. It needs everything masked, so it suits a renovation better than a lived in home with furniture in every room. Spraying is also how we finish kitchen doors, wardrobe fronts and panelling, where a brushed finish would show every stroke.

Repainting an existing kitchen is a good example. The doors and drawer fronts come off, get degreased, keyed and primed, and are sprayed in a colour of your choice, which costs a fraction of a new kitchen and, done properly, is hard to tell from a factory finish.

The preparation, honestly

New plaster gets a mist coat first or the top coat peels. Old gloss woodwork gets sanded and primed with an adhesion primer or the new paint flakes off in sheets. Cracks get raked out and filled rather than painted over. Caulk goes along every skirting and architrave. None of it is glamorous, and it is at least half of the time on a decorating job. It is also why the finish stays looking new.

Excellent work done very professional will definitely be using them again highly recommend.

Examples of this work

Some of these are mid build rather than finished, because that is where you can see how something was put together.

Worth knowing

One room, one weekend, is a job for a decorator working alone, and they will be better value for it. Where we earn our place is a whole house, anything following plastering or building work, and spray finishing, where the masking and the equipment make it a bigger set up than a brush and a tin.

Where we do this work

Milton Keynes is home and most of this work is inside the city. We also take it on across the surrounding towns.

Common questions

Do you decorate after building work, or do I need to find a decorator?

We decorate. Most of our jobs finish with the walls, ceilings and woodwork painted, because handing over a bare plastered room makes no sense. It is included where the quotation says so, and if you would rather do it yourself to save money we will tell you when the plaster is ready and what to put on it first.

Can you spray paint my existing kitchen instead of replacing it?

If the carcasses and the layout are sound, yes. The doors and drawer fronts come off, are degreased, keyed and primed, and are sprayed in the colour you choose. It is a fraction of the cost of a new kitchen and, done properly, hard to tell from a factory finish. If the layout is the problem rather than the colour, spraying will not fix it and we will say so.

How long will the work take?

It depends on the job, and anyone who gives you a number without seeing the house is guessing. As a rough guide: a bathroom is two to three weeks, a kitchen refit two to four, a single storey rear extension is usually ten to fourteen weeks from breaking ground, and a full house renovation runs three to six months depending on scale.

Weather, Building Control inspections and lead times on windows, doors and kitchens all move those numbers. We build realistic float into the programme rather than promising a date we cannot hold.

Do you do small jobs?

No. We do not take on handyman work, single repairs or odd jobs, and it is better to say so up front than leave you waiting for a quote that never comes.

We are set up for substantial building and renovation work: extensions, structural alterations, whole house projects, conversions and significant external works. For smaller repairs or handyman-type work, we would recommend using a tradesperson who specialises in that type of service, as our team is structured around larger building and renovation projects.
