If you have outgrown the back of the house, an extension is usually the better answer than moving. It costs less than the stamp duty, the agents and the upheaval, and you end up with the house you wanted in the first place.
Most of the value is in the parts you never see again. Foundations deep enough for the ground conditions and the trees nearby, a steel sized by an engineer rather than guessed at, brickwork matched properly, and a roof detail that still holds in year ten.

Photographed at the working stage as well as the finished one, because that is where you can see how something was built.
Built from a timber frame rather than bought as a unit, so the recesses, the fire opening and the shelving all landed exactly where they were wanted. Boarded, taped and skimmed, then finished with slatted panels and concealed lighting.

How a project runs
Five stages, and you always know which one you are in.
First contact
You get in touch, and you get a reply
WhatsApp is easiest, because photographs and drawings go straight over and stay in one thread. We will ask a few questions and arrange to come and look.
The visit
Charlie comes out to see the property
Not a five minute walk round. We look at access, at what the walls are doing and at where the drains run, then talk through what is realistic for the budget you have in mind. If the idea will not work, we say so on the day.
Quotation
A detailed written quotation
You will receive a detailed written quotation setting out the full scope of works, what is included and any exclusions. Where drawings, a structural engineer or Building Control fees are needed, we will make clear whether they sit inside the quotation or are dealt with separately.
On site
The build, with the same team throughout
You are told the week before we start and kept updated each week after that. Site sheeted up, tools away and swept at the end of each day. If we find something unexpected, you hear about it the same day and in writing.
Handover
Sign off, clean up and snagging
Building Control sign off where the project needs it, waste taken away, and a snagging walk round together. We then come back and clear that list.
The people behind the company
On a project of any size you are choosing who will be in your house for weeks or months, who deals with your neighbours, and who tells you when something behind a wall turns out to be worse than expected. That matters as much as the workmanship.
Charlie has been in the building trade for over ten years and prices and runs every job himself. Allison runs the office, which means she answers your messages, chases suppliers and keeps you and the site informed.
