The houses on Stony Stratford High Street were built before bathrooms existed, so every one they have was squeezed in later, often in the wrong place and usually by someone in a hurry. The bathroom jobs we do there are about putting that right: a bathroom moved from a downstairs lean to into the house, an ensuite formed in a big first floor bedroom, a cloakroom found under the stairs, and the drainage, ventilation and structure done in a way the old building can live with.
On the estates around the historic core the job is the familiar full refit or box room ensuite in a seventies or eighties house. Either way our own trades do the plumbing, the electrics, the tanking, the tiling and the finish as one programme, and the cloakroom under the stairs in our project photographs shows the standard in a small awkward room.
Typical works can include
Every project in Stony Stratford is different. Depending on the agreed scope, works may include:
- Strip out and disposal
- Stud alterations, boxing and any structural changes
- New soil, waste and hot and cold pipework
- Tanking and waterproofing to wet areas
- Part P notifiable electrical work by a qualified electrician
- Extraction, ducting and background ventilation
The full list, and how we run the job, is on the main bathroom fitting and renovations page.
Old floors, old walls and the way out for the steam
A period bathroom is designed from the drainage backwards. Where the stack is, whether a new one can go up the back of the house, and how the waste gets a fall across joists that run the wrong way decide the layout more than the brochure does. The floor is stiffened so tiles do not crack, the shower area is boarded and tanked, and the rest of the room stays breathable so the solid walls can dry. The extractor finds a route out through the roof or the rear wall rather than the frontage.
Internal bathroom work needs no planning application on an unlisted house in the conservation area; the drainage and electrics need Building Regulations approval. On a listed house, of which Stony Stratford has many, moving a bathroom or adding an external soil pipe or vent can need listed building consent, and anything on the front elevation certainly attracts attention. All of that is the local pattern rather than advice on your property, and we check it on the first visit.
I can very happily recommend CB Builders and Sons having had work completed today by them. Turned up on time, tidied up well after themselves. Did a multi task interior job very professionally, and didn’t over charge. Wood work, electric, plaster, all to a high standard. Also, being a lone female I can say I felt safe and totally comfortable having them in my home. I would 100% hire them again. Thank you.

Questions from Stony Stratford
Can you form a bathroom upstairs in a Stony Stratford house that only has one downstairs?
Usually, yes. It needs a route for the soil and waste, often a new stack up the rear wall, a stiffened floor, tanked walls where the water hits and proper ventilation. On a listed house the external pipework can need consent. We look at the routes on the first visit and say honestly what the house can take.
Is access a problem for a bathroom job on the High Street?
Less than for an extension, because a bathroom comes in through the house in any case. The old suite goes out and the new one comes in the same way, with floors and stairs protected, and a small skip on the street under a council permit if needed. We price on that basis from the start.
How long will the work take?
It depends on the job, and anyone who gives you a number without seeing the house is guessing. As a rough guide: a bathroom is two to three weeks, a kitchen refit two to four, a single storey rear extension is usually ten to fourteen weeks from breaking ground, and a full house renovation runs three to six months depending on scale.
Weather, Building Control inspections and lead times on windows, doors and kitchens all move those numbers. We build realistic float into the programme rather than promising a date we cannot hold.
Can we stay in the house while you work?
Usually yes, and most of our customers do. On an extension you can live fairly normally right up until we break through into the existing house, which we leave as late as possible for that reason.
On a full renovation it is harder but still workable. We go room by room, keep a working kitchen and bathroom going as long as possible, sheet up properly and clean down at the end of each day.
