Bathroom Fitters in Buckingham
From a Georgian town house to a new build at Lace Hill, bathrooms fitted properly from the studs out.
Buckingham’s bathroom jobs run the full range. The Georgian and Victorian town houses have bathrooms that were added late and badly and want moving or reforming. The interwar and postwar housing has original bathrooms with a separate toilet and a box room that wants to be an ensuite. And the new estates at Lace Hill and Moreton Road have developer bathrooms, adequate but basic, that people want replaced with something better within a few years of moving in.
We do all of it, twenty minutes from our base, with our own trades doing the strip out, the plumbing, the electrics, the tanking, the tiling and the finish as one job. Buckinghamshire Council building control rather than Milton Keynes covers the drainage and the electrics, which changes the paperwork but not the standard.

Three kinds of Buckingham bathroom
The period houses need the bathroom designed from the drainage backwards, with a route for the soil, a stiffened floor, tanked boards where the water hits and breathable finishes elsewhere, and on a listed house consent for anything that alters the fabric or adds external pipework. The twentieth century houses hide their surprises under the bath, lead pipe, a rotten floor, an iron stack, and we strip out and look before the suite is ordered. The new builds are straightforward, though the developer’s plumbing is not always where the plan assumed it was.
An ensuite in a box room needs the waste run with a fall to the stack, which on most houses is possible through the floor void, and a downstairs cloakroom needs a connection to the foul drain. Building Regulations cover the drainage and the electrics; no planning application is needed for internal bathroom work. As with everything on these pages, that is how it usually goes locally, not a ruling on your house, and we confirm it before drawings are commissioned.

Questions from Buckingham
Do you fit bathrooms in Buckingham from Milton Keynes?
Yes. Buckingham is twenty minutes away and a bathroom refit is two to three weeks on site, so the distance is not a factor. We do the whole room with our own trades and handle the Building Regulations with Buckinghamshire Council or an approved inspector.
Can you replace a developer bathroom on a new build?
Yes, and it is a common request a few years after moving in. The developer’s fittings come out, anything behind them that was done to a minimum is put right, and the room is tanked, tiled and fitted to a proper standard. Two to three weeks, and the difference is obvious every morning.
How long will the work take?
It depends on the job, and anyone who gives you a number without seeing the house is guessing. As a rough guide: a bathroom is two to three weeks, a kitchen refit two to four, a single storey rear extension is usually ten to fourteen weeks from breaking ground, and a full house renovation runs three to six months depending on scale.
Weather, Building Control inspections and lead times on windows, doors and kitchens all move those numbers. We build realistic float into the programme rather than promising a date we cannot hold.
Can we stay in the house while you work?
Usually yes, and most of our customers do. On an extension you can live fairly normally right up until we break through into the existing house, which we leave as late as possible for that reason.
On a full renovation it is harder but still workable. We go room by room, keep a working kitchen and bathroom going as long as possible, sheet up properly and clean down at the end of each day.
Very good and reliable
