Milton Keynes based

Buckingham has a Georgian core, a Victorian ring, interwar and postwar housing on the roads out, and a lot of new building at Lace Hill and Moreton Road. A full renovation looks different on each. On the older town houses it is period work with breathable materials and careful matching; on the twentieth century housing it is the familiar strip out, open up, rewire and refit; and on the newer estates it tends to be a reconfiguration and a refit rather than a rebuild.

The authority throughout is Buckinghamshire Council rather than Milton Keynes City Council, which changes the conservation area boundaries, the local policies and the building control service, though not the national rules. We work under both and keep them straight, and Buckingham is a town we have always covered.

Typical works can include

Every project in Buckingham is different. Depending on the agreed scope, works may include:

  • Strip out, waste removal and site protection
  • Structural alterations, knock throughs and chimney breast removal
  • New stud partitions, cloakrooms and internal reconfiguration
  • Full or partial rewire and new consumer unit by a qualified electrician
  • New pipework, soil and waste runs, heating and radiators
  • Insulation upgrades where walls and lofts are open

The full list, and how we run the job, is on the main full house renovations page.

Whole house work in a market town

The Georgian and Victorian houses around the town centre, Well Street and Church Street were built in soft brick with lime, and they want to be renovated with the same: lime or breathable plaster on the solid walls, timber repaired rather than replaced where it can be, and floors kept ventilated. Reconfiguring the ground floor usually means a steel or two, an engineer’s design and Building Control inspections, and on a listed house it means listed building consent for internal changes as well.

On the interwar and postwar housing the job is more predictable and the gains are bigger for the money: one open ground floor where there were three small rooms, a new kitchen and bathrooms, and every service renewed while the house is open. The newer estates rarely need structural work but often want the layout changed and the finish lifted. General local guidance throughout, confirmed with the council or a planning professional where it matters.

Really helpful, efficient and accommodating. Would recommend if you need anything doing.

Questions from Buckingham

Do you renovate whole houses in Buckingham, or just extensions?

Whole houses. Strip out, structure, services, plastering, kitchens, bathrooms and decoration under one contract, with an extension included where the design calls for one. Buckingham is well within our regular area and a job lasting several months makes the distance from Milton Keynes irrelevant.

Who inspects the structural work on a Buckingham renovation?

Buckinghamshire Council building control or a private approved inspector, either of which we work with regularly. The structural engineer designs the steels, the inspector checks them at the right stages, and the completion certificate at the end is what a future buyer’s solicitor will ask for. We manage that liaison where it forms part of the agreed scope.

How long will the work take?

It depends on the job, and anyone who gives you a number without seeing the house is guessing. As a rough guide: a bathroom is two to three weeks, a kitchen refit two to four, a single storey rear extension is usually ten to fourteen weeks from breaking ground, and a full house renovation runs three to six months depending on scale.

Weather, Building Control inspections and lead times on windows, doors and kitchens all move those numbers. We build realistic float into the programme rather than promising a date we cannot hold.

Can we stay in the house while you work?

Usually yes, and most of our customers do. On an extension you can live fairly normally right up until we break through into the existing house, which we leave as late as possible for that reason.

On a full renovation it is harder but still workable. We go room by room, keep a working kitchen and bathroom going as long as possible, sheet up properly and clean down at the end of each day.
