Kitchen Renovations in Woburn Sands

Villa kitchens that were built for staff, made into the room the family actually lives in.

The Edwardian houses on the Woburn Sands and Aspley Heath ridge were built with the kitchen out of sight at the back, and a hundred years later that is exactly where nobody wants it. The kitchen renovation we are asked for most here is a reconfiguration: the back rooms opened into one on a steel or two, the kitchen moved to where the light and the garden are, an island in the middle, and the old kitchen turned into a utility and a boot room.

Often it comes with a rear extension, which is the job Patricia describes in her review from Aspley Guise: an extension and a garage conversion that created the space and the downstairs utility her house was missing. Kitchen, structure, services, plastering and finishing as one programme, from a team that does all of it.

Structure first, then the kitchen

On a villa the walls between the back rooms are load bearing and the spans are long, so the kitchen job starts with the engineer and a substantial steel on generous padstones, inspected by Building Control before it is boxed in. Then the floor, which in an Edwardian house is usually suspended timber at the front and solid at the back with a step between, gets levelled and insulated so the kitchen runs through on one level. The electrics for an island, an induction hob and proper lighting go in at first fix, and the plumbing follows the new layout.

Only then do the units go in, onto flat plaster and a level floor. Woburn Sands is Milton Keynes City Council and Aspley Guise and Aspley Heath are Central Bedfordshire, which matters for Building Control on the structural work. Internal kitchen work on an unlisted house needs no planning application; a listed villa can need consent for internal changes. General local guidance, confirmed for your address.

The full list, and how we run the job, is on the main kitchen fitting and renovations page.

We recently had our small garden transformed by CB Builders. Paving, natural turf, flower beds and pergola. We couldn’t be happier with the results.

Questions from Woburn Sands

How long does a kitchen renovation with a knock through take in Woburn Sands?

Typically four to six weeks from strip out to handover for a villa kitchen with a structural opening, replastering, new electrics and flooring, plus the wait for a stone worktop after templating. Add the extension time if one is part of the job. We set the programme out in the quotation and keep you told where we are against it.

Can you supply the kitchen as well as fit it?

Yes, or you can buy it and we fit it, whichever you prefer. Either way we look at the plan before anything is ordered, because a kitchen designed on a supplier’s screen does not always fit a hundred year old room, and the time to find that out is before the units arrive.

Do you supply kitchens and bathrooms, or can I buy my own?

Either. Plenty of our customers buy their own kitchen from Howdens, Wren, Magnet or an independent maker and we fit it. Send us the plan before you order and we will tell you whether it works in the space.

We can also source it if you would rather one company was responsible for the whole thing. We will talk you through which route tends to work out better for your particular project.

How long does a kitchen renovation take?

A straightforward kitchen installation into a room that is ready for it is usually one to two weeks. A kitchen renovation with a wall coming out, replastering, new electrics and new flooring is more often three to five weeks from strip out to handover.

The thing that stretches it is the worktop. Stone and quartz are templated once the units are in and take a week or so to come back, so there is a pause in the middle. We plan the decorating and the flooring around it rather than leaving the room empty.
