House Renovations in Woburn Sands
Big Edwardian houses on the ridge that deserve a proper refurbishment rather than another coat of paint.
The villas along the Woburn Sands and Aspley Heath ridge were built for people with staff, and a hundred years on the layouts show it. Small kitchens at the back, a warren of service rooms, and the best rooms facing the road rather than the garden. A full renovation turns that round: the ground floor opened to the garden, a kitchen that is the centre of the house, bathrooms on the right floor, and the original joinery, fireplaces and plasterwork kept where they earn their place.
These are houses with good bones. High ceilings, solid walls, generous rooms. The work is in the services, which are usually decades old, and in the reconfiguration, which needs steel and an engineer. We have done both in Aspley Guise, where Patricia’s review describes a rear extension and garage conversion that made a house work for a retired couple, and that combination of extension and internal refit is typical here.
Keeping the character while changing the plan
Opening a villa up is a structural job. The walls between the reception rooms and between the back rooms are load bearing, so each opening gets a steel sized by the engineer and inspected by Building Control, and where a chimney breast comes out the stack above is supported properly rather than left hanging on hope. We keep the original features that matter, the cornices, the fireplaces, the staircase, and we are honest about the ones that are not worth saving.
Solid walls on a sandy ridge tend to be dry, which is a gift, but they still need to breathe, so the replastering uses breathable materials and the floors keep their ventilation. Woburn Sands is Milton Keynes City Council; Aspley Guise and Aspley Heath are Central Bedfordshire, and a few of the villas are in conservation areas or listed, which affects external changes and, on a listed house, internal ones too. General local guidance, confirmed for your property.

The full list, and how we run the job, is on the main full house renovations page.
We recently had our small garden transformed by CB Builders. Paving, natural turf, flower beds and pergola. We couldn’t be happier with the results.
Questions from Woburn Sands
How long does a full renovation of a large house in Woburn Sands take?
Three to six months on site is the honest range for a whole house job of this size, depending on how much structural work and how many kitchens and bathrooms are involved. Add the planning and drawing time before we start, particularly if an extension is part of it. We set out the programme in the quotation and keep you told where we are against it.
Can you restore original features as part of a renovation?
Yes, within reason. Cornices can be repaired and matched, fireplaces opened up and relined, floorboards lifted, repaired and refinished, and doors stripped and rehung. Where something is too far gone we will say so rather than spend your money on it, and we work with specialist restorers for anything beyond our trades.
How long will the work take?
It depends on the job, and anyone who gives you a number without seeing the house is guessing. As a rough guide: a bathroom is two to three weeks, a kitchen refit two to four, a single storey rear extension is usually ten to fourteen weeks from breaking ground, and a full house renovation runs three to six months depending on scale.
Weather, Building Control inspections and lead times on windows, doors and kitchens all move those numbers. We build realistic float into the programme rather than promising a date we cannot hold.
Can we stay in the house while you work?
Usually yes, and most of our customers do. On an extension you can live fairly normally right up until we break through into the existing house, which we leave as late as possible for that reason.
On a full renovation it is harder but still workable. We go room by room, keep a working kitchen and bathroom going as long as possible, sheet up properly and clean down at the end of each day.
