House Extensions in Woburn Sands
Edwardian villas on a sandy ridge, and one of the towns where a customer has written about our extension in their own words.
Woburn Sands and Aspley Heath sit on the greensand ridge above the Milton Keynes clay, which is why the pines grow there and why the ground drains the way it does. The houses are a mix: substantial Edwardian and interwar villas along the ridge and the Woburn road, smaller Victorian cottages around the High Street, and more recent housing filling in behind. Big plots, often. Big trees, always.
Patricia, a retired customer in Aspley Guise, had a rear extension and a garage conversion from us, creating what she describes as much needed space and a downstairs utility room. Her review is on our reviews page and it says more about what the job was like than we could. That is the kind of extension we are usually asked for here: a single storey rear extension that finally gives an old house the kitchen it deserves.

Sand, trees and the older houses
Sandy ground is good news for drainage and usually for foundations, but it is not uniform. The ridge gives way to clay lower down towards Wavendon and Bow Brickhill, and a garden can have both. Foundations are designed on what the trial hole shows. The pines and the mature oaks that make the area what it is also put roots where an extension wants to go, and Building Control will expect the foundation depth to reflect that.
The Edwardian villas were built well and can take a big rear extension with ease, but the junction details deserve care: nine inch solid walls, timber floors ventilated from below, and lintels that have been carrying the house for a century. Woburn Sands is under Milton Keynes City Council; Aspley Guise and Aspley Heath, a few hundred metres away, are Central Bedfordshire, so the planning authority changes at the boundary. General guidance, and one to check for your address.

Questions from Woburn Sands
Does an extension in Woburn Sands go to Milton Keynes or Central Bedfordshire?
Woburn Sands itself is in the Milton Keynes borough. Aspley Guise, Aspley Heath and Woburn are Central Bedfordshire. The national permitted development rules are the same either way, but the local policies, the planning portal and the building control service are not, and the boundary runs closer to the High Street than most people expect. We will point you at the right one.
Will the trees affect the foundations?
Very likely. Big trees near the house mean deeper foundations, sometimes considerably deeper, and on the clay lower down the ridge the depth depends on the species and distance. We allow for it in the quotation once we have seen the garden rather than adding it as an extra later.
Will I need planning permission for my extension?
Often not. A single storey rear extension can usually go to 3 metres on a semi or terrace and 4 metres on a detached house under permitted development, with a 4 metre height limit and a tighter one within 2 metres of the boundary. You also cannot cover more than half the land around the original house.
The Larger Home Extension route can take those depths further, but it requires prior approval from Milton Keynes City Council before work starts and that process takes time. Conservation areas, listed buildings and properties that have had permitted development rights removed are all different again.
This is general guidance rather than planning advice, and the position depends entirely on your property and what has been built before. We can flag the likely requirements at the first visit and advise when confirmation should be obtained from the council or an appropriate professional.
How long will the work take?
It depends on the job, and anyone who gives you a number without seeing the house is guessing. As a rough guide: a bathroom is two to three weeks, a kitchen refit two to four, a single storey rear extension is usually ten to fourteen weeks from breaking ground, and a full house renovation runs three to six months depending on scale.
Weather, Building Control inspections and lead times on windows, doors and kitchens all move those numbers. We build realistic float into the programme rather than promising a date we cannot hold.
Attentive and professional. The final work was exactly as imagined and the attention to detail and finishing touches has made all the difference. Couldn’t recommend Charlie highly enough.
