Milton Keynes based

The Edwardian and interwar houses along the Woburn Sands ridge have bedrooms large enough to lose a corner to an ensuite without noticing, and that is the bathroom job we are asked for most: a stud wall, a new shower room off the main bedroom, the drainage run to the stack, and a proper tanked and tiled finish. The family bathrooms, often refitted in the eighties, want doing again from the studs out.

Downstairs, the utility room and cloakroom that Patricia describes in her review from Aspley Guise is typical of the ground floor work here: an extension and a garage conversion giving an old house the practical rooms it never had. Our own trades do the plumbing, the electrics, the tiling and the finishing, so a bathroom is one job with one programme rather than four trades to chase.

Typical works can include

Every project in Woburn Sands is different. Depending on the agreed scope, works may include:

  • Strip out and disposal
  • Stud alterations, boxing and any structural changes
  • New soil, waste and hot and cold pipework
  • Tanking and waterproofing to wet areas
  • Part P notifiable electrical work by a qualified electrician
  • Extraction, ducting and background ventilation

The full list, and how we run the job, is on the main bathroom fitting and renovations page.

Ensuites in old bedrooms and what is behind the tiles

An ensuite in an Edwardian bedroom is mostly about the floor and the waste. The joists run one way and the waste needs a fall the other, so the layout is designed around where the pipes can go rather than where the brochure put the shower, and the floor is stiffened so a tiled floor does not crack. The stud wall is built with a proper sound and moisture build up, the shower area is tanked, the extractor finds a route out, and the electrics meet the bathroom zone rules with an electrician who signs for them.

Family bathrooms in these houses often hide problems behind the eighties tiles: a rotten floor under the bath, a lead or iron waste, a cistern overflow that has dripped into the wall for years. We strip out and look before the new bathroom is ordered so the surprises are dealt with in the programme rather than as an extra. Woburn Sands is Milton Keynes City Council; Aspley Guise and Aspley Heath are Central Bedfordshire, which matters for Building Regulations. General local guidance, confirmed for your address.

Very professional and impeccable work standards! Will definitely be using them again!

Questions from Woburn Sands

Can you fit an ensuite in a bedroom without the drainage nearby?

Usually. The waste from a shower and a basin needs a fall to the stack, and in an older house that sometimes means running it across a ceiling below, boxed in, or bringing a new stack up the outside wall. A macerator is the last resort rather than the first, and we will tell you honestly which the room needs before anything is ordered.

Do you do the tiling and the electrics as well as the plumbing?

Yes. Our own trades do the strip out, the plumbing, the electrics and the extractor, the tanking and boarding, the tiling, the sanitaryware and the decoration. One team, one programme, and the finish is consistent because the same people do the whole room.

How long will the work take?

It depends on the job, and anyone who gives you a number without seeing the house is guessing. As a rough guide: a bathroom is two to three weeks, a kitchen refit two to four, a single storey rear extension is usually ten to fourteen weeks from breaking ground, and a full house renovation runs three to six months depending on scale.

Weather, Building Control inspections and lead times on windows, doors and kitchens all move those numbers. We build realistic float into the programme rather than promising a date we cannot hold.

Can we stay in the house while you work?

Usually yes, and most of our customers do. On an extension you can live fairly normally right up until we break through into the existing house, which we leave as late as possible for that reason.

On a full renovation it is harder but still workable. We go room by room, keep a working kitchen and bathroom going as long as possible, sheet up properly and clean down at the end of each day.
