Bathroom Renovations in Ampthill
Bathrooms squeezed into Georgian houses by earlier generations, put right, and estate bathrooms refitted from the studs out.
Ampthill’s Georgian houses on Church Street and Dunstable Street had their bathrooms added long after they were built, in whatever room could be spared, and the bathroom jobs we do there are usually about putting the bathroom where it should be: an ensuite off the main bedroom, a family bathroom moved off the half landing, a cloakroom found under the stairs. Drainage, structure and ventilation first, tiling last.
On the twentieth century housing around the town and in Maulden, Clophill and Houghton Conquest it is the familiar full refit, the box room ensuite and the downstairs cloakroom, with our own trades doing the plumbing, electrics, tanking, tiling and finish as one programme. Ampthill is half an hour from our base, and Central Bedfordshire building control covers the drainage and electrics.

Period bathrooms, breathable walls and the greensand
A bathroom in a Georgian house is designed from the drainage backwards: where the stack is, whether a new one can go up the rear wall, how the waste crosses joists that run the wrong way. The shower area is boarded and tanked, the rest of the room stays breathable so the soft brick can dry, and the floor is stiffened for tiles. The extractor takes the steam out through the roof or the rear rather than the frontage, which in the conservation area is the elevation the council cares about.
The greensand under the town keeps most of the older houses dry, which is a help with ground floor cloakrooms and with anything on a solid floor. Internal bathroom work needs no planning application on an unlisted house; the drainage and electrics need Building Regulations approval; and on a listed house moving a bathroom or adding external pipework can need consent. That is the general local picture; we confirm the position for your address before anything is designed.

Questions from Ampthill
Can you add an ensuite to a Georgian bedroom in Ampthill?
Usually, yes. The bedrooms are big enough to give up a corner, and the job is a stud wall, drainage run to the stack with a fall, a stiffened floor, tanked walls where the water hits and proper ventilation. On a listed house the consent comes first, and we will say early whether we think it applies.
Do you do small bathroom jobs, or only full refits?
Full refits, ensuites and cloakrooms are where we make sense, because our trades do the whole room. Replacing a single tap or a toilet is a job for a plumber on their own and they will be better value for it. If you are not sure which yours is, send us a photograph and we will tell you honestly.
How long will the work take?
It depends on the job, and anyone who gives you a number without seeing the house is guessing. As a rough guide: a bathroom is two to three weeks, a kitchen refit two to four, a single storey rear extension is usually ten to fourteen weeks from breaking ground, and a full house renovation runs three to six months depending on scale.
Weather, Building Control inspections and lead times on windows, doors and kitchens all move those numbers. We build realistic float into the programme rather than promising a date we cannot hold.
Can we stay in the house while you work?
Usually yes, and most of our customers do. On an extension you can live fairly normally right up until we break through into the existing house, which we leave as late as possible for that reason.
On a full renovation it is harder but still workable. We go room by room, keep a working kitchen and bathroom going as long as possible, sheet up properly and clean down at the end of each day.
I am very pleased with the result. They came on time. Very friendly and efficient with their work. They were tidy and cleaned up after themselves. The result of the job was great. Very pleased and intend to use them for future jobs.
