Bathroom Fitters in Flitwick

Forty year old bathrooms on modern houses, refitted from the studs out, and the box room made into the ensuite the house never had.

Flitwick’s houses were built with one bathroom for the whole family and a box room next to it, and the bathroom job we are asked for most is to fix both at once: the family bathroom refitted from the studs out, and the box room, or a slice of the main bedroom, made into an ensuite with its waste run to the stack through the floor void. Downstairs, a cloakroom under the stairs or in the corner of the hall is the other regular.

The structure is predictable on a house of this age, which makes the job quicker: blockwork walls, a floor void with room for the waste, a stack in a sensible place. Our own trades do the strip out, the plumbing, the electrics, the tanking, the tiling and the finish, and we are half an hour away.

What a Flitwick bathroom refit involves

The old suite comes out and the floor and the walls get looked at properly, because a bathroom that has been in since the eighties has usually been wet under the bath for a decade. Anything rotten is replaced, the shower area is boarded with a waterproof board and tanked, the floor is checked for stiffness before tiles go on it, and the electrics are brought up to the bathroom zone rules by an electrician who signs for them. Then the tiling, the sanitaryware, a proper extractor on a humidistat, and the decoration.

The box room ensuite is the same build in a smaller room, with the waste run through the floor void to the stack and a stud wall built with a proper moisture and sound build up. Building Regulations cover the drainage and the electrics through Central Bedfordshire Council or an approved inspector; no planning application is needed for internal bathroom work. Treat that as local background rather than advice on your house. We confirm the detail on the first visit.

Typical works can include

Every project in Flitwick is different. Depending on the agreed scope, works may include:

  • Strip out and disposal
  • Stud alterations, boxing and any structural changes
  • New soil, waste and hot and cold pipework
  • Tanking and waterproofing to wet areas
  • Part P notifiable electrical work by a qualified electrician
  • Extraction, ducting and background ventilation

The full list, and how we run the job, is on the main bathroom fitting and renovations page.

I can very happily recommend CB Builders and Sons having had work completed today by them. Turned up on time, tidied up well after themselves. Did a multi task interior job very professionally, and didn’t over charge. Wood work, electric, plaster, all to a high standard. Also, being a lone female I can say I felt safe and totally comfortable having them in my home. I would 100% hire them again. Thank you.

Questions from Flitwick

How long does a bathroom refit take in Flitwick?

Two to three weeks for a full refit of a family bathroom, three to four for an ensuite formed from the box room with new drainage, one to two for a downstairs cloakroom. There is a day or two of no bathroom in the middle of a refit, which we tell you about in advance so you can plan.

Can the ensuite and the family bathroom be done at the same time?

Yes, and it is the sensible way to do it, because the plumbing and the electrics for both are done in one first fix and the trades are on site once rather than twice. We sequence it so one bathroom is usable for most of the job.

How long will the work take?

It depends on the job, and anyone who gives you a number without seeing the house is guessing. As a rough guide: a bathroom is two to three weeks, a kitchen refit two to four, a single storey rear extension is usually ten to fourteen weeks from breaking ground, and a full house renovation runs three to six months depending on scale.

Weather, Building Control inspections and lead times on windows, doors and kitchens all move those numbers. We build realistic float into the programme rather than promising a date we cannot hold.

Can we stay in the house while you work?

Usually yes, and most of our customers do. On an extension you can live fairly normally right up until we break through into the existing house, which we leave as late as possible for that reason.

On a full renovation it is harder but still workable. We go room by room, keep a working kitchen and bathroom going as long as possible, sheet up properly and clean down at the end of each day.
