Milton Keynes based

Flitwick grew up around its Thameslink station, and most of the town dates from the sixties through to the nineties, with more recent housing on the edges. That means cavity walls, concrete tiles, trussed roofs and gardens with reasonable side access. Compared with the older towns nearby it is an easy place to extend, and it is where a lot of our Bedfordshire work is.

The extension we build most in Flitwick is the single storey rear on a three bed semi or detached house, turning a small kitchen and a separate dining room into one open plan room with doors onto the garden. Two storey side extensions over a garage are the other regular, adding a fourth bedroom and an ensuite to a house that has run out of room.

Typical works can include

Every project in Flitwick is different. Depending on the agreed scope, works may include:

  • Site setting out, excavation and muck away
  • Foundations, oversite, drainage runs and inspection chambers
  • Cavity blockwork and matched facing brickwork
  • Steel beams and padstones to the engineer’s calculations
  • Flat or pitched roof, insulation, membranes and rainwater goods
  • Bifold, sliding or French doors, windows and roof lanterns

The full list, and how we run the job, is on the main house extensions page.

Modern houses, trussed roofs and the moor

Cavity construction is easy to extend and to open into, and the foundations on the seventies and eighties housing are usually adequate to build alongside. Trussed roofs are the thing to watch on two storey work: the trusses act together and cannot simply be cut to marry a new roof in, so the junction is designed properly by the engineer. Where a house was built with a garage, the slab under it is thin and a room above it needs proper foundations and a proper floor, not the garage floor with a carpet on it.

Flitwick Moor and the lower ground towards the river Flit is peaty and wet, and houses near it can need deeper or piled foundations, so a trial hole goes in early. Central Bedfordshire Council is the authority. The national permitted development rules are the same as Milton Keynes but the local policy and the portal are different, and newer developments often have rights removed by condition. That is general local guidance, confirmed for your property before drawings are commissioned.

The guys that came out to do the work I needed done, were professional, friendly and extremely helpful, the final result was amazing I’m extremely happy with it, it looks amazing, I can’t rate these guys enough I would highly recommend.

Questions from Flitwick

How long does a single storey rear extension take in Flitwick?

As a guide, ten to fourteen weeks from breaking ground to handover for a straightforward rear extension on a modern house with good access, including the opening into the existing kitchen and the finishing. Kitchens, glazing lead times and Building Control inspections are the things that move it, and we build realistic float into the programme.

Can I build a bedroom above my garage in Flitwick?

Usually, with a planning application, since a two storey side extension rarely falls within permitted development. The garage foundations and floor are almost never good enough to carry a first floor, so the job usually means new foundations along the garage walls and a new floor structure. It is a common extension and a good use of the plot.

Will I need planning permission for my extension?

Often not. A single storey rear extension can usually go to 3 metres on a semi or terrace and 4 metres on a detached house under permitted development, with a 4 metre height limit and a tighter one within 2 metres of the boundary. You also cannot cover more than half the land around the original house.

The Larger Home Extension route can take those depths further, but it requires prior approval from Milton Keynes City Council before work starts and that process takes time. Conservation areas, listed buildings and properties that have had permitted development rights removed are all different again.

This is general guidance rather than planning advice, and the position depends entirely on your property and what has been built before. We can flag the likely requirements at the first visit and advise when confirmation should be obtained from the council or an appropriate professional.

How long will the work take?

It depends on the job, and anyone who gives you a number without seeing the house is guessing. As a rough guide: a bathroom is two to three weeks, a kitchen refit two to four, a single storey rear extension is usually ten to fourteen weeks from breaking ground, and a full house renovation runs three to six months depending on scale.

Weather, Building Control inspections and lead times on windows, doors and kitchens all move those numbers. We build realistic float into the programme rather than promising a date we cannot hold.
