House Renovations in Flitwick
A town of mostly modern housing, where a full renovation is about the layout and the finish rather than the fabric.
Most of Flitwick was built between the sixties and the nineties, which means the houses are structurally sound, dry and predictable, and the reason to renovate is that they were designed for a different way of living. Small kitchens, separate dining rooms, a garage nobody parks in and a bathroom that has done forty years. A full renovation turns that into an open ground floor, a kitchen at the heart of it, an ensuite upstairs and a house that feels new.
These are some of the most satisfying whole house jobs we do, because the money goes into what you see and use rather than into repairing hidden problems. Flitwick is Central Bedfordshire Council and half an hour from our base, and we are there often enough that it counts as local.

What changes on a seventies or eighties house
The ground floor is where the transformation happens. The wall between the kitchen and the dining room comes out on a steel, the garage becomes a snug, a study or a utility, and the back of the house gets doors to the garden it never had. Upstairs the bathroom is refitted and the box room or a slice of the main bedroom becomes an ensuite. Cavity walls and concrete floors make all of this straightforward, and Building Regulations approval covers the structural openings, the electrics and the garage floor.
While the house is open the services get renewed, because a sixties consumer unit and forty year old plumbing are not worth keeping, and the insulation is brought up to date in the loft and the cavity. Trussed roofs are the one thing to respect: they cannot be cut into for a loft room without a full redesign, and we say so early. Treat that as local background rather than advice on your house. We confirm the detail on the first visit.

Questions from Flitwick
How long does a full renovation of a modern house in Flitwick take?
Typically eight to fourteen weeks on site for a three or four bedroom house with a ground floor opened up, a garage converted, a rewire, a new kitchen and two bathrooms, without an extension. Kitchens and bathroom fittings are the long lead items, so we order early. The written quotation sets out the programme and we keep you told where we are against it.
Can the garage be converted as part of the renovation?
Yes, and it usually should be. An integral garage in a Flitwick house is often the cheapest extra room you will ever get: new floor, insulation, the front opening built up with a window to match, and it becomes a study, a snug or a fourth bedroom. It needs Building Regulations approval and rarely planning permission, though we check for removed rights on the newer estates.
How long will the work take?
It depends on the job, and anyone who gives you a number without seeing the house is guessing. As a rough guide: a bathroom is two to three weeks, a kitchen refit two to four, a single storey rear extension is usually ten to fourteen weeks from breaking ground, and a full house renovation runs three to six months depending on scale.
Weather, Building Control inspections and lead times on windows, doors and kitchens all move those numbers. We build realistic float into the programme rather than promising a date we cannot hold.
Can we stay in the house while you work?
Usually yes, and most of our customers do. On an extension you can live fairly normally right up until we break through into the existing house, which we leave as late as possible for that reason.
On a full renovation it is harder but still workable. We go room by room, keep a working kitchen and bathroom going as long as possible, sheet up properly and clean down at the end of each day.
They did a fabulous job! 10/10. Friendly, professional, full of ideas & willing to listen! Share your vision & they will do what they can to deliver! I would recommend them to anyone.
