House extensions work of the kind we carry out in Ampthill

House Extensions in Ampthill

A Georgian town on the greensand ridge, under Central Bedfordshire Council, and half an hour from our base.

Ampthill is a small Georgian town with a proper conservation area over the centre, Church Street and the roads down to the park. The houses there are brick, usually on a sand and clay mix that shifts along the ridge, with long gardens and sometimes awkward access. Around the edges, and out in Maulden, Clophill, Flitwick and Houghton Conquest, it is twentieth century housing where a rear extension is a much simpler matter.

Extensions we build here are the usual mix: single storey rear extensions for a kitchen diner, two storey side extensions on the wider plots, and the occasional extension on a Georgian house where every material is chosen to match. Central Bedfordshire Council is the authority for all of it, which is not the same as Milton Keynes City Council in its local policy or its portal, though the national rules on permitted development are identical.

The ridge, the conservation area and the council

The greensand ridge runs through Ampthill and it does two things to an extension. It makes the ground variable, sand in one part of the garden and clay in another, so foundations are designed from the trial hole. And it makes gardens slope, which means levels, steps and retaining walls become part of the design rather than an afterthought. On the plus side, the sand drains, so soakaways generally work.

Inside the conservation area, permitted development rights can be restricted and materials attract attention: a matched brick, a plain tile or slate roof, timber windows where they show. Outside it, on the newer housing, the question is usually whether the developer’s conditions removed permitted development, which they frequently did. General local guidance throughout; the position for a particular house is confirmed with Central Bedfordshire Council or a planning professional before anything is committed.

House extensions we have built

Our own photographs, some mid build, because that is where you can see how a job was put together. More on the projects page.

Typical works can include

Every project in Ampthill is different. Depending on the agreed scope, works may include:

  • Site setting out, excavation and muck away
  • Foundations, oversite, drainage runs and inspection chambers
  • Cavity blockwork and matched facing brickwork
  • Steel beams and padstones to the engineer’s calculations
  • Flat or pitched roof, insulation, membranes and rainwater goods
  • Bifold, sliding or French doors, windows and roof lanterns

The full list, and how we run the job, is on the main house extensions page.

We recently had work completed by CB Builders & Son and couldn’t be happier with the result.

Questions from Ampthill

Does the Ampthill conservation area affect a rear extension?

It can. Some permitted development rights are restricted in conservation areas, and the council looks more closely at materials and at anything visible from a public place, which in Ampthill can include the park and the footpaths behind the older houses. It rarely stops a rear extension; it changes what needs an application and what it should be built from. We will help you check the boundary.

Is Ampthill within your normal area?

Yes. Ampthill, Flitwick, Maulden and Clophill are all places we work regularly. For an extension lasting several weeks the distance from Milton Keynes makes little difference to the price.

Will I need planning permission for my extension?

Often not. A single storey rear extension can usually go to 3 metres on a semi or terrace and 4 metres on a detached house under permitted development, with a 4 metre height limit and a tighter one within 2 metres of the boundary. You also cannot cover more than half the land around the original house.

The Larger Home Extension route can take those depths further, but it requires prior approval from Milton Keynes City Council before work starts and that process takes time. Conservation areas, listed buildings and properties that have had permitted development rights removed are all different again.

This is general guidance rather than planning advice, and the position depends entirely on your property and what has been built before. We can flag the likely requirements at the first visit and advise when confirmation should be obtained from the council or an appropriate professional.

How long will the work take?

It depends on the job, and anyone who gives you a number without seeing the house is guessing. As a rough guide: a bathroom is two to three weeks, a kitchen refit two to four, a single storey rear extension is usually ten to fourteen weeks from breaking ground, and a full house renovation runs three to six months depending on scale.

Weather, Building Control inspections and lead times on windows, doors and kitchens all move those numbers. We build realistic float into the programme rather than promising a date we cannot hold.
