Ampthill’s Georgian houses on Church Street and Dunstable Street have their kitchens at the back, often down a step in what was the service end of the house, and the renovation people want is to open that end up: two small rooms made one on a steel, the floor brought to one level, the kitchen put where the garden and the light are. On the twentieth century housing around the town and in the villages it is the familiar galley into kitchen diner, with new electrics and a proper fit.

Both are building jobs before they are fitting jobs, which is why we take them on rather than a kitchen fitter alone. Structure, floor, plaster, electrics, plumbing and the kitchen itself as one programme, supplied by us or bought by you, half an hour from our base and under Central Bedfordshire building control for the structural work.

Typical works can include

Every project in Ampthill is different. Depending on the agreed scope, works may include:

  • Strip out and disposal of the old kitchen
  • Structural wall removal, RSJ installation and Building Control sign off, where required and where included within the agreed scope
  • Doorway blocking, window enlargement and new openings
  • Replastering, floor levelling and screeding
  • Electrical alterations and new circuits by a qualified electrician
  • Plumbing, waste runs and appliance connections

The full list, and how we run the job, is on the main kitchen fitting and renovations page.

Preparation in a period kitchen

A Georgian kitchen wall is soft brick in lime and it has to breathe, so where the plaster behind the units is renewed it is done with lime or a breathable finish rather than sealed with gypsum and tile adhesive. The floor is the other decision: often a solid floor at the back and a suspended timber floor in the next room, with a step between, and a kitchen diner needs them at one level with the damp and the ventilation dealt with properly. The units then go in square onto a flat wall and a level floor, and the worktop meets the wall without a gap you could lose a spoon in.

Internal kitchen work needs no planning application even in the conservation area. The knock through needs Building Regulations approval and an engineer. On a listed house, which a number of the town centre houses are, internal alterations can need listed building consent. General local guidance, confirmed for the particular property with Central Bedfordshire Council or a professional.

Excellent work done very professional will definitely be using them again highly recommend.

Questions from Ampthill

Can a Georgian kitchen in Ampthill be opened into the next room?

Usually, yes. The wall is load bearing, so the engineer designs a steel with generous padstones for the soft brick, the piers are checked down to the footings, and building control inspects it before it is boxed in. On a listed house the consent comes first. The result is one bright room at the back of the house where there were two dark ones.

How long does a kitchen renovation take in Ampthill?

Three to five weeks from strip out to handover for a renovation with a knock through, replastering, new electrics and flooring; one to two weeks for a straightforward installation into a room that is ready. Stone worktops add a week or so after templating and we plan the finishing around it.

Do you supply kitchens and bathrooms, or can I buy my own?

Either. Plenty of our customers buy their own kitchen from Howdens, Wren, Magnet or an independent maker and we fit it. Send us the plan before you order and we will tell you whether it works in the space.

We can also source it if you would rather one company was responsible for the whole thing. We will talk you through which route tends to work out better for your particular project.

How long does a kitchen renovation take?

A straightforward kitchen installation into a room that is ready for it is usually one to two weeks. A kitchen renovation with a wall coming out, replastering, new electrics and new flooring is more often three to five weeks from strip out to handover.

The thing that stretches it is the worktop. Stone and quartz are templated once the units are in and take a week or so to come back, so there is a pause in the middle. We plan the decorating and the flooring around it rather than leaving the room empty.
