Bathroom Fitters in Bletchley
The Bletchley bathroom: original suite, original pipework, and a box room next door that wants to be an ensuite.
Bletchley’s interwar and postwar houses were built with one bathroom, a separate toilet and a box room, and most of them still have exactly that. The bathroom jobs we are asked for most are the ones that fix it: the bathroom and the toilet knocked into one decent room, a shower room made from the box room, and a downstairs cloakroom formed under the stairs or in a corner of the hall. All of it is plumbing, drainage, a bit of structure and a proper finish, and we are a few minutes away.
Behind the tiles is where a bathroom is won or lost. Tanked boards in the shower, a stiffened floor, waste runs with a real fall, an extractor that works and electrics that meet the bathroom zone rules. Then the tiling and the sanitaryware. The cloakroom under the stairs in our project photographs, formed from a cupboard, is the kind of job Bletchley houses are full of.
Knocking the bathroom and toilet together, and other Bletchley jobs
The wall between the bathroom and the separate toilet on a thirties or fifties house is usually a light partition and comes out easily, giving a room big enough for a bath and a separate shower. The plumbing is the surprise: lead or iron pipework, a cast iron stack, and a floor that has been wet under the bath for decades. We strip out and look before the new suite is ordered so anything rotten is replaced in the programme rather than found on the day.
The box room ensuite needs the waste run to the stack with a fall, which on these houses is usually possible through the floor void, and the downstairs cloakroom needs a connection to the foul drain, which on most Bletchley plots runs conveniently close to the house. Building Regulations cover the drainage and the electrics; no planning application is needed for internal bathroom work. Milton Keynes City Council is the authority. That is general local guidance; the position for your house is confirmed before anything is committed.

I am very pleased with the result. They came on time. Very friendly and efficient with their work. They were tidy and cleaned up after themselves. The result of the job was great. Very pleased and intend to use them for future jobs.
Questions from Bletchley
Can you make the bathroom and the separate toilet into one room?
Yes, and it is the best thing to do with most Bletchley bathrooms. The partition comes out, the layout is redesigned around where the drainage can go, and the room takes a bath and a proper shower instead of a bath with a curtain. Two to three weeks from strip out to finished, with a day or two of no bathroom in the middle.
How much does a downstairs cloakroom cost to add?
It depends on how far the drain is and whether a wall needs building, so we cannot price it from a phone call, but it is one of the best value rooms you can add to a house of this age. One to two weeks on site, Building Regulations for the drainage and the electrics, and a room that gets used every day.
How long will the work take?
It depends on the job, and anyone who gives you a number without seeing the house is guessing. As a rough guide: a bathroom is two to three weeks, a kitchen refit two to four, a single storey rear extension is usually ten to fourteen weeks from breaking ground, and a full house renovation runs three to six months depending on scale.
Weather, Building Control inspections and lead times on windows, doors and kitchens all move those numbers. We build realistic float into the programme rather than promising a date we cannot hold.
Can we stay in the house while you work?
Usually yes, and most of our customers do. On an extension you can live fairly normally right up until we break through into the existing house, which we leave as late as possible for that reason.
On a full renovation it is harder but still workable. We go room by room, keep a working kitchen and bathroom going as long as possible, sheet up properly and clean down at the end of each day.
