Milton Keynes based

The kitchen job in Northampton depends on where you are. On the Eastern District estates, Thorplands, Lings, Blackthorn, the houses are built exactly like the Milton Keynes grid and the kitchen diner knock through is the job we do every week at home: blockwork wall out on a steel, new electrics, replaster, floor, and the kitchen fitted into the new room. On the Victorian terraces in Abington, Kingsley and Far Cotton it is period work: solid walls, party walls, the side return, and a kitchen brought forward into the light.

We do both, twenty five minutes up the M1 from our base, with our own trades doing the structure, the electrics, the plumbing, the plaster and the flooring, and the kitchen, supplied by us or by you, fitted at the end. West Northamptonshire building control inspects the structural work.

Typical works can include

Every project in Northampton is different. Depending on the agreed scope, works may include:

  • Strip out and disposal of the old kitchen
  • Structural wall removal, RSJ installation and Building Control sign off, where required and where included within the agreed scope
  • Doorway blocking, window enlargement and new openings
  • Replastering, floor levelling and screeding
  • Electrical alterations and new circuits by a qualified electrician
  • Plumbing, waste runs and appliance connections

The full list, and how we run the job, is on the main kitchen fitting and renovations page.

Two kinds of Northampton kitchen

On the seventies estates the wall between the kitchen and the dining room is blockwork and load bearing, sometimes carrying a truss bearing from the roof, so the engineer sizes the steel for that and it sits up flush in the joist zone. The concrete floor is one level, which helps, and the electrics are the usual sixties and seventies capacity, which means new circuits and often a new consumer unit at first fix. Two to three days for the structure, then the trades, then the kitchen.

The terraces need the party wall notices in early, generous padstones for soft brick, breathable plaster behind the units and the floors brought to one level between the front and the back. A side return infill is often part of the job. Internal kitchen work needs no planning application; the structural work needs Building Regulations approval; and in the Abington Park and Kingsthorpe conservation areas external changes are looked at more closely. General guidance, in other words. We look at the particular house and say what needs checking with the council.

We recently had our small garden transformed by CB Builders. Paving, natural turf, flower beds and pergola. We couldn’t be happier with the results.

Questions from Northampton

Do you fit kitchens in Northampton from Milton Keynes?

Yes. Northampton is twenty five minutes up the M1, a kitchen renovation is several weeks on site, and the Eastern District houses are built the same way as the estates we work on every week at home. Terraces and villages are period work we are equally comfortable with.

Can you fit a kitchen I have already bought?

Yes. Send us the plan before you order if you can, because a kitchen designed on a supplier’s screen does not always fit the room once the wall is out, and the time to find that out is before delivery. We fit kitchens from Howdens, Wren, Magnet, DIY Kitchens and independent makers, and we can supply if you prefer one company for everything.

Do you supply kitchens and bathrooms, or can I buy my own?

Either. Plenty of our customers buy their own kitchen from Howdens, Wren, Magnet or an independent maker and we fit it. Send us the plan before you order and we will tell you whether it works in the space.

We can also source it if you would rather one company was responsible for the whole thing. We will talk you through which route tends to work out better for your particular project.

How long does a kitchen renovation take?

A straightforward kitchen installation into a room that is ready for it is usually one to two weeks. A kitchen renovation with a wall coming out, replastering, new electrics and new flooring is more often three to five weeks from strip out to handover.

The thing that stretches it is the worktop. Stone and quartz are templated once the units are in and take a week or so to come back, so there is a pause in the middle. We plan the decorating and the flooring around it rather than leaving the room empty.
