Bathroom Fitters in Northampton

Seventies estate bathrooms and shoe town terrace bathrooms, refitted by the builder who does the same on their Milton Keynes twins every week.

On Northampton’s Eastern District estates the bathrooms are the same as the Milton Keynes grid houses we work on every week: one family bathroom, a separate toilet, a box room, and pipework from the seventies. The jobs are the same too: the bathroom and toilet knocked into one decent room, an ensuite made from the box room, a cloakroom formed downstairs. On the Victorian terraces in Abington, Kingsley and Far Cotton it is period work, often bringing a downstairs bathroom up into the house.

We do both, twenty five minutes up the M1 from our base, with our own trades doing the strip out, the plumbing, the electrics, the tanking, the tiling and the finish as one programme, and West Northamptonshire building control covering the drainage and the electrics.

Development corporation bathrooms and terrace bathrooms

The seventies estate bathroom is predictable to refit: blockwork walls, a floor void with room for the waste, a stack in a sensible place, and a light partition to the separate toilet that comes out easily. The surprises are the pipework and the floor under the bath, dealt with at strip out. The shower area is boarded and tanked, the electrics meet the zone rules, the extractor goes on a humidistat and the tiling goes on last. Two to three weeks for a refit, a week or so more for a box room ensuite.

A terrace bathroom brought upstairs goes over the kitchen in the back addition, needs the waste to reach the stack with a fall, a stiffened floor, tanked walls and sound treatment against the neighbour, and the old downstairs bathroom becomes a utility. Internal bathroom work needs no planning application; the drainage and electrics need Building Regulations approval; in the Abington Park and Kingsthorpe conservation areas external pipework is looked at more closely. How it usually goes locally, not a ruling on your property, and confirmed with the council or a planning professional where it matters.

Questions from Northampton

Do you fit bathrooms in Northampton from Milton Keynes?

Yes. Northampton is twenty five minutes up the M1 and a bathroom is two to four weeks on site, so the distance is not a factor. The Eastern District houses are built the same way as the Milton Keynes estates we work on every week, and the terraces are period work we are equally comfortable with.

Can you knock the bathroom and the separate toilet into one room?

Yes, and on a seventies house it is the best thing to do with the bathroom. The partition comes out, the layout is redesigned around the drainage, and the room takes a bath and a proper shower instead of a bath with a curtain. Two to three weeks from strip out to finished.

How long will the work take?

It depends on the job, and anyone who gives you a number without seeing the house is guessing. As a rough guide: a bathroom is two to three weeks, a kitchen refit two to four, a single storey rear extension is usually ten to fourteen weeks from breaking ground, and a full house renovation runs three to six months depending on scale.

Weather, Building Control inspections and lead times on windows, doors and kitchens all move those numbers. We build realistic float into the programme rather than promising a date we cannot hold.

Can we stay in the house while you work?

Usually yes, and most of our customers do. On an extension you can live fairly normally right up until we break through into the existing house, which we leave as late as possible for that reason.

On a full renovation it is harder but still workable. We go room by room, keep a working kitchen and bathroom going as long as possible, sheet up properly and clean down at the end of each day.

Very professional and impeccable work standards! Will definitely be using them again!
