Bathroom fitting and renovations work of the kind we carry out in Newport Pagnell

Bathroom Fitters in Newport Pagnell

Bathrooms bolted onto the back of old houses, and estate bathrooms on their third decade, ten minutes from our base.

A lot of the older houses around Newport Pagnell’s High Street and Tickford Street had their bathrooms added downstairs, in the old scullery or a lean to, because there was nowhere upstairs to put one. Moving it upstairs, into a box room or a slice of the biggest bedroom, is the bathroom job we are asked for most there, and it is plumbing, drainage, structure and finishing rather than just tiling. On the estates at Green End the bathrooms are seventies and eighties originals, and the job is a full refit done properly behind the tiles.

We do both. Strip out, the tanking and the boarding nobody sees, the plumbing and the waste, the electrics and the extractor, then the tiling, the sanitaryware and the finish. The cloakroom under the stairs in our project photographs is one of ours, formed from nothing, and it is the standard we work to. Being ten minutes away helps on a job where somebody usually needs to pop back.

Moving a bathroom upstairs in an older house

Putting a bathroom where there has never been one means a new soil stack or a connection into the existing one, waste runs with a proper fall through a timber floor that was not designed for them, a hot and cold feed that reaches, and a floor stiff enough that the tiles do not crack when someone stands on the edge of the bath. In a solid wall house the walls behind the shower need a tanked board rather than plaster, and the extractor needs a route out. It is a building job, and it is why a bathroom fitter alone often cannot do it.

Internal bathroom work on an unlisted house needs no planning application, even in the conservation area; the drainage, the electrics and any structural work need Building Regulations approval, and a new external soil stack or vent on a listed house can need consent. Milton Keynes City Council is the authority. General local guidance, confirmed for the particular property.

Questions from Newport Pagnell

Can you move my bathroom upstairs in a Newport Pagnell house?

Usually, yes. It needs a soil connection, waste runs with a fall, a stiffened floor and tanked walls, and Building Regulations approval for the drainage and electrics. We look at where the existing stack is and whether the floor can take it on the first visit, and we say honestly if the box room is too small to be worth it.

How long does a full bathroom refit take?

Two to three weeks for a full refit of a family bathroom, from strip out to the last bead of silicone, with a day or two of no bathroom in the middle that we warn you about in advance. An ensuite formed from a box room, with new drainage, is more like three to four weeks. A downstairs cloakroom is one to two.

How long will the work take?

It depends on the job, and anyone who gives you a number without seeing the house is guessing. As a rough guide: a bathroom is two to three weeks, a kitchen refit two to four, a single storey rear extension is usually ten to fourteen weeks from breaking ground, and a full house renovation runs three to six months depending on scale.

Weather, Building Control inspections and lead times on windows, doors and kitchens all move those numbers. We build realistic float into the programme rather than promising a date we cannot hold.

Can we stay in the house while you work?

Usually yes, and most of our customers do. On an extension you can live fairly normally right up until we break through into the existing house, which we leave as late as possible for that reason.

On a full renovation it is harder but still workable. We go room by room, keep a working kitchen and bathroom going as long as possible, sheet up properly and clean down at the end of each day.
