Newport Pagnell has two kinds of house, and an extension behaves differently on each. On the older streets around the High Street, St John Street and Tickford Street the walls are solid, the bricks are soft and the back of the house has usually been added to once already. On the estates out towards Green End and the bypass the houses are cavity built from the sixties onwards, and pushing the back out is a far more predictable job.

We build both. The rear extension replacing a tired outrigger on a Victorian house, the single storey kitchen extension on a seventies semi, and the two storey side extension that turns a three bed into a four. Being ten minutes away means we are on site when we say we will be, and someone can call in to look at a problem the same day.

Typical works can include

Every project in Newport Pagnell is different. Depending on the agreed scope, works may include:

  • Site setting out, excavation and muck away
  • Foundations, oversite, drainage runs and inspection chambers
  • Cavity blockwork and matched facing brickwork
  • Steel beams and padstones to the engineer’s calculations
  • Flat or pitched roof, insulation, membranes and rainwater goods
  • Bifold, sliding or French doors, windows and roof lanterns

The full list, and how we run the job, is on the main house extensions page.

Building onto older Newport Pagnell houses

A solid wall house cannot take a new extension the way a cavity wall can. The junction between old and new needs a damp proof detail that lets the old wall keep breathing, the new foundations are usually deeper than the original ones, and the drains at the back of a town centre house often run somewhere nobody expected. We open up and check before the drawings are finalised rather than discovering it on the day.

Newport Pagnell is one of the borough’s conservation areas, and within it some permitted development rights can be restricted, so an extension that would need no application on the Green End estates might need one on Tickford Street. That is general guidance rather than planning advice. We can flag the likely position on the first visit and say when confirming with Milton Keynes City Council or a planning professional is the sensible next step.

The guys did a fabulous job, friendly, professional and clearly taking pride in what they do. Will definitely use them again.

Questions from Newport Pagnell

Do I need planning permission for an extension in Newport Pagnell?

On the twentieth century estates, often not: a single storey rear extension within the permitted development limits usually needs no application, though Building Regulations approval is still required. Inside the conservation area the position can be different, and on the older houses it is worth checking before drawings are commissioned. We will say which we think applies and when to confirm it with the council.

Can you match the old brick on a Victorian house in Newport Pagnell?

Yes, and it is the part people notice most. We take a sample to the merchant rather than guessing from a photograph, and match the mortar colour and the joint profile too, because a perfect brick with the wrong pointing still looks like an extension.

Will I need planning permission for my extension?

Often not. A single storey rear extension can usually go to 3 metres on a semi or terrace and 4 metres on a detached house under permitted development, with a 4 metre height limit and a tighter one within 2 metres of the boundary. You also cannot cover more than half the land around the original house.

The Larger Home Extension route can take those depths further, but it requires prior approval from Milton Keynes City Council before work starts and that process takes time. Conservation areas, listed buildings and properties that have had permitted development rights removed are all different again.

This is general guidance rather than planning advice, and the position depends entirely on your property and what has been built before. We can flag the likely requirements at the first visit and advise when confirmation should be obtained from the council or an appropriate professional.

How long will the work take?

It depends on the job, and anyone who gives you a number without seeing the house is guessing. As a rough guide: a bathroom is two to three weeks, a kitchen refit two to four, a single storey rear extension is usually ten to fourteen weeks from breaking ground, and a full house renovation runs three to six months depending on scale.

Weather, Building Control inspections and lead times on windows, doors and kitchens all move those numbers. We build realistic float into the programme rather than promising a date we cannot hold.
