Milton Keynes based

The garages on Newport Pagnell’s sixties to nineties estates, around Green End, Tickford Park and the roads off the bypass, were built for cars that were smaller than the ones people own now. Most hold a freezer, a bike and thirty years of things that might be useful. Converting one gives you a home office, a fourth bedroom, a snug or a utility room for a fraction of the cost of an extension, and we are ten minutes away to do it.

The job is more than a carpet and a radiator. The floor is raised, insulated and damp proofed, the walls are insulated, the front opening is built up in matched brick with a proper window, and the electrics and heating are extended. Building Regulations approval covers all of it, and the completion certificate is what makes the room count when you sell.

Typical works can include

Every project in Newport Pagnell is different. Depending on the agreed scope, works may include:

  • Garage door removed and opening built up in matched brickwork
  • New window or French doors fitted to match the house
  • Continuous damp proof membrane lapped to the wall DPC
  • Insulated floor build up brought level with the house
  • Wall insulation, lining and plasterboard
  • Roof or ceiling insulation as required

The full list, and how we run the job, is on the main garage conversions page.

Attached garages, integral garages and the old town

On the estates the garage is usually integral or attached, which makes the conversion straightforward: the wall into the house is already there, the roof is already tied in, and the work is the floor, the insulation, the front wall and the services. Where the garage is detached, common on the older streets near the town centre where a garage was squeezed into a long plot, it becomes a garden office or annexe instead, and the drainage and the power run out to it.

Most integral garage conversions need no planning application under permitted development, provided the front elevation is finished in materials to match the house and the garage is not on a newer development where rights were removed by condition. Inside the conservation area near the High Street the position can differ, and any external change is looked at more closely. General guidance rather than planning advice, confirmed with Milton Keynes City Council where it matters.

The guys did a fabulous job, friendly, professional and clearly taking pride in what they do. Will definitely use them again.

Questions from Newport Pagnell

Do I need planning permission to convert my garage in Newport Pagnell?

Usually not for an integral or attached garage on an estate house, provided the new front wall matches the house and permitted development rights have not been removed. Building Regulations approval is always needed. On newer developments and inside the conservation area it is worth checking first, and we will say what we think applies.

How long does a garage conversion take?

Two to three weeks on site for a single integral garage: a few days on the floor and the front wall, then insulation, first fix, plasterboard, plaster, second fix and decoration. Add a week if a bathroom or a kitchen is going in, and allow for the plaster to dry before painting.

What is the difference between planning permission and Building Regulations?

Planning is about whether you are allowed to build the thing at all: size, appearance, effect on neighbours. Building Regulations are about whether it is safe and properly built: structure, insulation, fire, drainage, ventilation, electrics.

They are separate approvals. An extension can need no planning permission whatsoever and still require Building Control approval. For structural work we generally prefer the Full Plans route, so drawings and calculations are checked before we start rather than problems surfacing halfway through.

We work alongside Building Control and structural engineers regularly and can manage that liaison where it forms part of the agreed scope. Their fees and appointments are not automatically included unless the quotation says so.

How long will the work take?

It depends on the job, and anyone who gives you a number without seeing the house is guessing. As a rough guide: a bathroom is two to three weeks, a kitchen refit two to four, a single storey rear extension is usually ten to fourteen weeks from breaking ground, and a full house renovation runs three to six months depending on scale.

Weather, Building Control inspections and lead times on windows, doors and kitchens all move those numbers. We build realistic float into the programme rather than promising a date we cannot hold.
