Milton Keynes based
Northampton’s Victorian and Edwardian ring, Abington, Kingsley, Phippsville, Far Cotton and the streets around Abington Park, is where its whole house renovations are. Red brick, bays, slate roofs and rooms that were built generously, with layouts and services that have not kept up. A full refurbishment opens the ground floor, moves the bathroom upstairs, renews everything behind the plaster and finishes the house as one piece.
The Eastern District estates, Thorplands, Lings, Blackthorn, were built by a development corporation at the same time and in the same way as the Milton Keynes grid, so a renovation there is the job we do every week at home: the kitchen wall out, the garage converted, the services renewed and the finish lifted. West Northamptonshire Council is the authority, and Northampton is twenty five minutes up the M1.
Typical works can include
Every project in Northampton is different. Depending on the agreed scope, works may include:
- Strip out, waste removal and site protection
- Structural alterations, knock throughs and chimney breast removal
- New stud partitions, cloakrooms and internal reconfiguration
- Full or partial rewire and new consumer unit by a qualified electrician
- New pipework, soil and waste runs, heating and radiators
- Insulation upgrades where walls and lofts are open
The full list, and how we run the job, is on the main full house renovations page.
Two kinds of Northampton house
The terraces and villas are period work. Solid walls that need breathable plaster, timber lintels to check when the openings are made, the party wall considered early on a terrace, and chimney breasts that somebody removed without supporting the stack. The Edwardian houses in Phippsville and around Abington Park were built well and suit a full renovation particularly, with the original joinery and plasterwork kept where it earns its place. Abington Park and Kingsthorpe village are conservation areas, which affects external changes.
The seventies estates are the opposite: nothing to preserve, cavity walls and concrete floors that take structural openings easily, and trussed roofs that cannot be cut into without a redesign. The transformation is in the layout, the services and the finish, and the money goes where you see it. General local guidance throughout, confirmed for the particular property with the council or a planning professional.
We recently had our small garden transformed by CB Builders. Paving, natural turf, flower beds and pergola. We couldn’t be happier with the results.

Questions from Northampton
Is Northampton too far from Milton Keynes for a full renovation?
No. It is twenty five minutes up the M1, the team is on site all day for weeks at a time, and we have always taken on whole house work there. The distance makes no practical difference to the price or the programme.
Can you renovate a seventies Northampton estate house with a trussed roof?
Yes, and it is the kind of house we know best. The ground floor opens up easily, the garage converts, the services renew and the finish transforms it. The one limit is the roof: trussed rafters cannot be cut for a loft room without a full structural redesign, so we suggest putting the budget into the floors below, where it goes further.
How long will the work take?
It depends on the job, and anyone who gives you a number without seeing the house is guessing. As a rough guide: a bathroom is two to three weeks, a kitchen refit two to four, a single storey rear extension is usually ten to fourteen weeks from breaking ground, and a full house renovation runs three to six months depending on scale.
Weather, Building Control inspections and lead times on windows, doors and kitchens all move those numbers. We build realistic float into the programme rather than promising a date we cannot hold.
Can we stay in the house while you work?
Usually yes, and most of our customers do. On an extension you can live fairly normally right up until we break through into the existing house, which we leave as late as possible for that reason.
On a full renovation it is harder but still workable. We go room by room, keep a working kitchen and bathroom going as long as possible, sheet up properly and clean down at the end of each day.
