Garage Conversions in Northampton
Development corporation garages in Northampton, converted by a builder who does the same job on their Milton Keynes twins every week.
The Eastern District estates of Northampton, Thorplands, Lings, Blackthorn, Rectory Farm, were built by a development corporation in the seventies with the same ideas as Milton Keynes, and that includes the garages: sometimes integral, often in a separate block or set back from the house on a Radburn layout. Converting an integral one is the job we do every week at home. Converting a garage in a block is not usually worth it, and we will say so.
Elsewhere the town has the interwar semis at Kingsthorpe and Weston Favell with garages added down the side, the newer housing at Grange Park, Wootton Fields and Upton with integral garages and planning conditions to check, and the Victorian suburbs with coach houses rather than garages. West Northamptonshire Council handles the building control, and Northampton is twenty five minutes up the M1 from us.
Which Northampton garages convert well
An integral garage under the house roof is the best candidate: the slab is built up with a membrane and insulation, the front wall is built in matched brick with a window, the walls are insulated, the services are extended and it becomes a room the house can use. An attached single skin garage with a flat roof needs the roof replaced with a warm deck and the walls lined, which is more work and still worthwhile. A garage in a separate block on a Radburn estate is too far from the house to be a room and we would rather tell you than sell you the job.
On the seventies estates the conversion is usually permitted development with Building Regulations approval. On the newer developments the conditions often keep the garage as parking and an application to West Northamptonshire Council is needed. Abington Park and Kingsthorpe village are conservation areas, which affects external changes. That is the general local picture; we confirm the position for your address before anything is designed.

Attentive and professional. The final work was exactly as imagined and the attention to detail and finishing touches has made all the difference. Couldn’t recommend Charlie highly enough.
Questions from Northampton
Is it worth converting a garage on a Northampton Eastern District estate?
If it is integral or attached to the house, yes: it is the cheapest extra room you will get and the construction is the same as the Milton Keynes houses we convert every week. If the garage is in a separate block away from the house, no, and we will say so rather than quote for something you will not use.
How far is Northampton for you to take on a garage conversion?
Twenty five minutes up the M1, which for a two to three week job is no obstacle. Northampton, Wootton, Grange Park and the villages south of the town are all within our regular area and we are there often.
What is the difference between planning permission and Building Regulations?
Planning is about whether you are allowed to build the thing at all: size, appearance, effect on neighbours. Building Regulations are about whether it is safe and properly built: structure, insulation, fire, drainage, ventilation, electrics.
They are separate approvals. An extension can need no planning permission whatsoever and still require Building Control approval. For structural work we generally prefer the Full Plans route, so drawings and calculations are checked before we start rather than problems surfacing halfway through.
We work alongside Building Control and structural engineers regularly and can manage that liaison where it forms part of the agreed scope. Their fees and appointments are not automatically included unless the quotation says so.
How long will the work take?
It depends on the job, and anyone who gives you a number without seeing the house is guessing. As a rough guide: a bathroom is two to three weeks, a kitchen refit two to four, a single storey rear extension is usually ten to fourteen weeks from breaking ground, and a full house renovation runs three to six months depending on scale.
Weather, Building Control inspections and lead times on windows, doors and kitchens all move those numbers. We build realistic float into the programme rather than promising a date we cannot hold.
