House Renovations in Leighton Buzzard
Victorian Linslade, sixties Leighton and the new eastern edge, each renovated in its own way.
Linslade is where the whole house jobs are in Leighton Buzzard. The Victorian and Edwardian terraces and villas that grew up around the station have the rooms, the ceiling heights and the gardens to justify a full refurbishment, and most have had nothing structural done to them since they were built. Reconfigured ground floors, kitchens opened to the garden, bathrooms upstairs where the box room was, and every service renewed.
On the Leighton side, the interwar and sixties to eighties housing around Southcott and Plantation Road renovates in the more predictable way: strip out, open up, rewire, replaster and refit. And on the new estates at Sandhills and Clipstone Park it is rarely structural, more often a layout change and a lift in the finish. We do all three, and Leighton Buzzard is comfortably within our regular area.
Terraces by the canal, and a different council
The Linslade terraces are solid wall, soft brick and lime, with a rear addition and a side return, and they renovate the way any good Victorian terrace does: breathable plaster on the solid walls, timber lintels checked when the openings are made, the party wall considered early, and the side return often filled in to make a wide kitchen out of a narrow one. The sandy ground under the town tends to keep the older houses dry, which is a help.
Central Bedfordshire Council is the authority, with conservation areas over the town centre and parts of Linslade where external changes attract attention. Internal renovation of an unlisted house needs no application, though the structural alterations need Building Regulations approval and inspections. On a listed house the consents reach inside. General local guidance, confirmed for your property with the council or a planning professional.

CB Builders came out today after a last minute plea following a DIY mistake we had made. They were obliging, responsive, tidy and fairly priced. Thanks again for coming to our rescue!!
Questions from Leighton Buzzard
Will a full renovation in Linslade need planning permission?
Usually not for the internal work, which is the bulk of it. External changes in the conservation area, a new window to the street or a change of roof covering, can need an application, and a rear extension as part of the job follows the usual rules. Building Regulations approval is needed for the structural work regardless. We will set out what we think applies and when to confirm it with Central Bedfordshire Council.
Can you fill in the side return as part of a terrace renovation?
Yes, and it is one of the best value changes on a Linslade terrace. The narrow yard beside the back addition becomes part of the kitchen, with a glazed roof or rooflights to keep the light. It usually involves the party wall, so the notices go in early, and it is designed and built as part of the same programme as the rest of the renovation.
How long will the work take?
It depends on the job, and anyone who gives you a number without seeing the house is guessing. As a rough guide: a bathroom is two to three weeks, a kitchen refit two to four, a single storey rear extension is usually ten to fourteen weeks from breaking ground, and a full house renovation runs three to six months depending on scale.
Weather, Building Control inspections and lead times on windows, doors and kitchens all move those numbers. We build realistic float into the programme rather than promising a date we cannot hold.
Can we stay in the house while you work?
Usually yes, and most of our customers do. On an extension you can live fairly normally right up until we break through into the existing house, which we leave as late as possible for that reason.
On a full renovation it is harder but still workable. We go room by room, keep a working kitchen and bathroom going as long as possible, sheet up properly and clean down at the end of each day.
