The Linslade terraces were built without bathrooms, and many still have theirs in the back addition downstairs where a scullery used to be. Bringing the bathroom upstairs, into the small back bedroom, is the job we are asked for most there, and it is drainage, a new or extended stack, a stiffened floor and tanked walls before it is tiling. On the Leighton estates it is the full refit of a sixties or seventies bathroom and the box room ensuite; on the new estates at Sandhills and Clipstone Park it is a developer bathroom replaced with a better one.

Our own trades do the strip out, the plumbing, the electrics, the tanking and boarding, the tiling, the sanitaryware and the decoration, so it is one job with one programme. We are twenty minutes down the A4146, and Central Bedfordshire building control covers the drainage and the electrics.

Typical works can include

Every project in Leighton Buzzard is different. Depending on the agreed scope, works may include:

  • Strip out and disposal
  • Stud alterations, boxing and any structural changes
  • New soil, waste and hot and cold pipework
  • Tanking and waterproofing to wet areas
  • Part P notifiable electrical work by a qualified electrician
  • Extraction, ducting and background ventilation

The full list, and how we run the job, is on the main bathroom fitting and renovations page.

Terraces, stacks and the floor above the kitchen

Moving a terrace bathroom upstairs usually means the new room sits over the kitchen in the back addition, and the waste has to get from there to the stack with a proper fall. Sometimes the existing stack up the back wall serves; sometimes a new one goes in. The floor is old joists and needs stiffening for a tiled floor, the shower area is boarded and tanked, and the wall against the neighbour is treated for sound as well as moisture. The old downstairs bathroom becomes a utility, which most terraces are short of.

On the estate houses the surprises are under the bath: lead pipe, a rotten floor, a stack that has been leaking quietly for years, all found at strip out and dealt with in the programme. The new builds are simple but the developer’s plumbing is not always where the plan says. Building Regulations cover the drainage and electrics; internal bathroom work needs no planning application, and on a listed house in the Linslade conservation area external pipework can need consent. None of that is planning advice for a specific property. It is what tends to apply locally, and we confirm it with the council or a planning professional where it matters.

Good honest and knowledgeable work. They gave a fair quote and carried out repairs to my house wall that had some subsidence cracking. The mortar and replaced bricks were all matched well. I would use them again for any other house job.

Questions from Leighton Buzzard

Can you move a Linslade terrace bathroom upstairs?

Yes, and it is one of the most common jobs we do in Linslade. The waste is run to the stack with a fall, or a new stack goes in, the floor is stiffened, the walls are tanked where the water hits and the room is ventilated properly. The old downstairs bathroom becomes a utility. Three to four weeks on site, with Building Regulations for the drainage and electrics.

What is usually found under an old bathroom floor?

Often a rotten section under the bath where the seal has leaked for years, sometimes lead or iron pipework, occasionally a joist that has been cut through for a waste. None of it is unusual and all of it is put right as part of the job. We strip out and look before the new suite is ordered so it is priced in rather than a surprise.

How long will the work take?

It depends on the job, and anyone who gives you a number without seeing the house is guessing. As a rough guide: a bathroom is two to three weeks, a kitchen refit two to four, a single storey rear extension is usually ten to fourteen weeks from breaking ground, and a full house renovation runs three to six months depending on scale.

Weather, Building Control inspections and lead times on windows, doors and kitchens all move those numbers. We build realistic float into the programme rather than promising a date we cannot hold.

Can we stay in the house while you work?

Usually yes, and most of our customers do. On an extension you can live fairly normally right up until we break through into the existing house, which we leave as late as possible for that reason.

On a full renovation it is harder but still workable. We go room by room, keep a working kitchen and bathroom going as long as possible, sheet up properly and clean down at the end of each day.
