Kitchen Renovations in Bedford
Terrace kitchens opened from front to back, villa kitchens moved to where the light is, and estate galleys made into diners.
Bedford’s Victorian and Edwardian houses have their kitchens where the Victorians put them, at the back in the narrowest part of the house, and the renovation we are asked for most is to change that: the back rooms opened together on steels, the side return sometimes filled in, and the kitchen laid out across the new width with the garden on the other side of a run of glass. On the interwar semis at Putnoe and the estates at Brickhill and Kempston it is the familiar galley into kitchen diner.
We do the structure, the floor, the plaster, the electrics and the plumbing with our own trades and fit the kitchen at the end, supplied by us or by you, in one programme. Bedford is thirty minutes from our base and a town we work in regularly, with Bedford Borough building control inspecting the structural work.
Period kitchens, party walls and floors on two levels
Opening a Bedford terrace or villa for a new kitchen is structural work with an engineer’s steels on generous padstones for the soft brick, and because the beams usually bear on the party walls the Party Wall etc. Act comes into it and the neighbours are notified in good time. The floors in these houses are typically suspended timber at the front and solid at the back with a step between, and a kitchen diner needs them brought to one level with the damp and the ventilation handled properly. Breathable plaster goes back on the solid walls behind the units.
The electrics are always renewed for a modern kitchen and usually the consumer unit with them, at first fix before the plaster. Internal kitchen work needs no planning application, even in the Castle Road and town centre conservation areas; the structural work needs Building Regulations approval; and on a listed house internal alterations can need consent. As with everything on these pages, that is how it usually goes locally, not a ruling on your house, and we confirm it before drawings are commissioned.

Questions from Bedford
Can a Bedford terrace kitchen be widened into the side return?
Yes, and it is one of the best changes you can make to a Victorian terrace. The narrow yard beside the back addition is built over with a glazed roof, the old external wall comes out on a steel, and the kitchen runs across the new width. It involves the party wall, Building Regulations and sometimes a planning application, all of which we manage as part of the job.
Is Bedford within your area for a kitchen renovation?
Yes. Bedford and Kempston are thirty minutes away and a kitchen renovation with structural work is several weeks on site, so the distance makes no real difference. It is often part of a wider renovation on the same house, which is the kind of period work we enjoy.
Do you supply kitchens and bathrooms, or can I buy my own?
Either. Plenty of our customers buy their own kitchen from Howdens, Wren, Magnet or an independent maker and we fit it. Send us the plan before you order and we will tell you whether it works in the space.
We can also source it if you would rather one company was responsible for the whole thing. We will talk you through which route tends to work out better for your particular project.
How long does a kitchen renovation take?
A straightforward kitchen installation into a room that is ready for it is usually one to two weeks. A kitchen renovation with a wall coming out, replastering, new electrics and new flooring is more often three to five weeks from strip out to handover.
The thing that stretches it is the worktop. Stone and quartz are templated once the units are in and take a week or so to come back, so there is a pause in the middle. We plan the decorating and the flooring around it rather than leaving the room empty.
