Garage Conversions in Bedford
From the interwar semis at Putnoe to the new estates at Great Denham, garages with better things to do.
Bedford’s garages are mostly on its twentieth century housing: the interwar semis at Putnoe and Goldington, the postwar estates at Brickhill and Kempston, and the new developments at Great Denham and Wixams. The Victorian and Edwardian streets have few garages and more coach houses and outbuildings, which convert in their own way. All of it is within our regular area, thirty minutes from Milton Keynes, and Bedford Borough Council handles the building control.
The conversion is the same job everywhere: the slab built up with a damp proof membrane and insulation, the front opening built in matched brick with a proper window, the walls and ceiling insulated, the services extended, and a completion certificate at the end. Where the garage is detached, common on the bigger plots, it becomes a garden office, a studio or an annexe with the services run from the house.

Clay, trees and detached garages
Bedford is on Oxford Clay and has a lot of mature trees, which matters for garages more than people expect. Older detached garages were often built on a thin slab with no real foundation, and where they sit near a big tree the slab has sometimes moved. A conversion there means checking the slab and the walls honestly before designing anything, and occasionally rebuilding rather than converting. Attached and integral garages on the house foundations are far more predictable.
On the interwar semis the garage is often a later addition down the side of the house, single skin with a flat roof, and the conversion lines and insulates the walls and replaces the roof with a warm deck. The new estates at Great Denham and Wixams frequently have conditions removing the right to convert, so an application to Bedford Borough Council may be needed. None of that is planning advice for a specific property. It is what tends to apply locally, and we confirm it with the council or a planning professional where it matters.

Questions from Bedford
Can a detached garage in Bedford be turned into an annexe?
Often, if the structure is sound. The walls are lined and insulated, the roof is brought up to standard, the floor is built up and damp proofed, and power, water and drainage are run from the house. Once it has a kitchen and a bathroom it can need planning permission from Bedford Borough Council as well as Building Regulations approval, and we check that before drawings are commissioned.
Do you convert garages in Bedford from Milton Keynes?
Yes. Bedford and Kempston are thirty minutes away and a garage conversion is two to three weeks on site, so the distance makes little difference. It is often part of a wider renovation on the same house, at which point it makes none at all.
What is the difference between planning permission and Building Regulations?
Planning is about whether you are allowed to build the thing at all: size, appearance, effect on neighbours. Building Regulations are about whether it is safe and properly built: structure, insulation, fire, drainage, ventilation, electrics.
They are separate approvals. An extension can need no planning permission whatsoever and still require Building Control approval. For structural work we generally prefer the Full Plans route, so drawings and calculations are checked before we start rather than problems surfacing halfway through.
We work alongside Building Control and structural engineers regularly and can manage that liaison where it forms part of the agreed scope. Their fees and appointments are not automatically included unless the quotation says so.
How long will the work take?
It depends on the job, and anyone who gives you a number without seeing the house is guessing. As a rough guide: a bathroom is two to three weeks, a kitchen refit two to four, a single storey rear extension is usually ten to fourteen weeks from breaking ground, and a full house renovation runs three to six months depending on scale.
Weather, Building Control inspections and lead times on windows, doors and kitchens all move those numbers. We build realistic float into the programme rather than promising a date we cannot hold.
The guys did a fabulous job, friendly, professional and clearly taking pride in what they do. Will definitely use them again.
