Family run

Milton Keynes based

Bedford has more period houses than anywhere else we work, and the bathroom jobs follow: the Victorian terrace around Castle Road or Queens Park with its bathroom still downstairs in the back addition, the Edwardian villa on De Parys Avenue with bedrooms big enough to give up a corner for an ensuite, and the family bathroom in either that was last refitted in the eighties. Drainage, structure and ventilation designed first, tiling last.

On the interwar semis at Putnoe and the estates at Brickhill and Kempston it is the familiar refit, the box room ensuite and the downstairs cloakroom. Our own trades do the plumbing, the electrics, the tanking, the tiling and the finish, one programme and one point of contact, thirty minutes from our base with Bedford Borough building control covering the drainage and electrics.

Typical works can include

Every project in Bedford is different. Depending on the agreed scope, works may include:

  • Strip out and disposal
  • Stud alterations, boxing and any structural changes
  • New soil, waste and hot and cold pipework
  • Tanking and waterproofing to wet areas
  • Part P notifiable electrical work by a qualified electrician
  • Extraction, ducting and background ventilation

The full list, and how we run the job, is on the main bathroom fitting and renovations page.

Terraces, villas and the floor above the kitchen

Moving a terrace bathroom upstairs puts it over the kitchen in the back addition, and the waste has to reach the stack with a fall, sometimes through the existing stack up the back wall and sometimes through a new one. The floor is old joists and needs stiffening for tiles, the shower is boarded and tanked, and the wall against the neighbour is treated for sound and moisture. In a villa the ensuite is easier on space and harder on drainage, because the bedroom is a long way from the stack, and the layout is designed around where the pipes can go.

Behind eighties tiles in either house there is usually a rotten floor under the bath and old pipework, found at strip out and dealt with in the programme. Internal bathroom work needs no planning application, even in the Castle Road conservation area; the drainage and electrics need Building Regulations approval; and on a listed house external pipework or moving the bathroom can need consent. General local guidance, confirmed on the first visit.

Questions from Bedford

Can you form an ensuite in an Edwardian bedroom in Bedford?

Yes. The bedrooms on De Parys Avenue and Kimbolton Road are big enough to lose a corner without noticing, and the job is a stud wall, drainage run to the stack with a fall, a stiffened floor, tanked walls where the water hits and proper ventilation. The distance to the stack is the design question, and we look at it on the first visit.

Is Bedford within your area for a bathroom?

Yes. Bedford and Kempston are thirty minutes from our base and a bathroom is two to four weeks on site, so the distance makes little difference. It is often part of a wider renovation on the same house, which is the kind of period work we enjoy most.

How long will the work take?

It depends on the job, and anyone who gives you a number without seeing the house is guessing. As a rough guide: a bathroom is two to three weeks, a kitchen refit two to four, a single storey rear extension is usually ten to fourteen weeks from breaking ground, and a full house renovation runs three to six months depending on scale.

Weather, Building Control inspections and lead times on windows, doors and kitchens all move those numbers. We build realistic float into the programme rather than promising a date we cannot hold.

Can we stay in the house while you work?

Usually yes, and most of our customers do. On an extension you can live fairly normally right up until we break through into the existing house, which we leave as late as possible for that reason.

On a full renovation it is harder but still workable. We go room by room, keep a working kitchen and bathroom going as long as possible, sheet up properly and clean down at the end of each day.
